A property management platform,
built for a manager running units, not a demo
A property platform earns its cost in the boring parts. A lead reaches the right agent. A maintenance request does not get lost. Rent or booking records reconcile. We already built this lead-routing logic for a real estate CRM.
Why spreadsheets stop working as the portfolio grows
A property management platform handles listings, lead capture, tenant or guest communication, and maintenance tracking across a portfolio of properties. The features that actually save a manager time are unglamorous. A lead routes to the right agent automatically instead of sitting in a shared inbox. A maintenance request gets tracked from report to resolution instead of living in a group chat someone eventually forgets to follow up on. This is for a property manager, real estate agency, or landlord whose portfolio has outgrown spreadsheets and messaging apps.
What the platform covers
Listing management for one property or many, structured so a listing’s availability, pricing and details stay consistent everywhere it is shown. Lead capture with automated routing. A new inquiry reaches the right agent or manager based on property, location or workload, not a shared inbox nobody checks. A tenant or guest communication portal, so routine questions and updates do not depend on a personal phone number or a message buried in a crowded group chat. Maintenance request tracking from the first report through to resolution, with status visible to both tenant and manager. Nothing falls through the cracks between a complaint and an actual repair. Rent, booking or lease record-keeping, matched to whether the portfolio is long-term rental or short-term hospitality. Reporting on occupancy, response time and revenue: the numbers that actually tell a manager whether the portfolio is being run well.
Built on routing logic we have already shipped
We start with your actual portfolio size and lead volume. Routing logic that works for ten units looks very different from what a hundred-plus unit portfolio needs. We build the routing rules around your real team structure, not a generic round-robin default. Maintenance tracking is built around the channels your tenants or guests already use. A portal nobody checks is worse than no portal. So we integrate with WhatsApp, LINE or whichever channel fits your market, instead of assuming everyone will adopt a new app. We draw directly on two builds of our own. One is lead-routing logic for a real estate CRM already live in the Bali market. The other is a real estate site shipped live in five languages. Both taught us concretely where property lead and communication flows actually break, not just where they might break on paper. We test the lead-routing rules against your actual team structure and past lead volume. A rule that seems sensible on paper can still create an uneven workload. It can also miss a lead if it does not match how your agents or managers are really organized. Weekly builds let your team try the tenant portal and maintenance tracking throughout development, not just at a single final review. We also run a deliberately overdue request through the maintenance workflow, to confirm nothing quietly disappears just because no one closed it on schedule.
What it costs and how long it takes
| Tier | Price | What it covers |
|---|---|---|
| MVP | from $3,500 | Core flow, one platform or chain, ready to test with real users |
| Production | from $8,500 | Full feature set, handover docs, agency keeps running it with you |
| Full control (handover-ready) | from $9,500 | Same scope, built and documented for your own team to run with zero dependency on us |
Timeline: 4 to 8 weeks for an MVP. Production builds typically run longer, depending on the integrations involved.
What stays yours
The platform’s full source code and all listing, lead, tenant and maintenance data live in your own database and infrastructure. There is no per-unit or per-agent SaaS fee locking you in. The system is yours, the way any other piece of business infrastructure is, and any developer can extend it going forward.

FAQ
How much does a property management platform cost?
Listing management, lead capture and a tenant communication portal for a smaller portfolio start at $3,500. A fuller platform with maintenance tracking, multi-property reporting and automated lead routing runs $8,500 to $9,500.
How long does it take?
4 to 5 weeks for listings, lead capture and a communication portal. 6 to 8 weeks when maintenance tracking and multi-property reporting are included.
What is the stack?
Next.js front end, FastAPI or Node backend, PostgreSQL for listing, tenant and maintenance data. We add messenger integrations (WhatsApp, LINE, Telegram) for tenant and lead communication, depending on your market.
Who owns the platform and the tenant or lead data?
You. Listing, lead, tenant and maintenance data live in your own database. The system is yours from the first commit, not a per-unit SaaS subscription.
What support is included after launch?
30 days of fixes as real portfolio use surfaces workflow edge cases, plus a handover document on the lead-routing and maintenance logic. Adding new properties or markets is available as ongoing work.
