Where listings lose their audience

Agencies often run the same ad for every listing and let the algorithm pick who sees it. A studio apartment ends up competing for the same audience as a villa. Leads land in a group chat or a personal phone, so the fastest agent gets the lead, not the best-matched one. The ones nobody answers for a day are simply gone.
